Harassment Free Zone

The training emphasizes compliance with Equal Employment Opportunity (EEO) principles and the Fair Housing Act, ensuring fair treatment for all regardless of race, color, religion, sex, national origin, age, disability, or genetic information. Attendees will explore their rights and responsibilities, reporting procedures, and practical strategies for preventing and responding to harassment. Through real-life scenarios and interactive discussion, the session equips participants with tools to foster a culture of dignity, accountability, and legal compliance within public housing communities.

Wages and Hours: Exempt vs. Non-Exempt Employees

Asset Repositioning/Multi-Family

Calculating Utility Allowances for Project Based Rental Assistance

This course walks you through the process of developing utility allowances for the Project Based Rental Assistance Program.  We will discuss the entire process from development of the utility allowances to submission to HUD/CA to ultimate approval. 

Navigating Reserve for Replacement Requests

This course is designed to help you navigate the process of requesting reserve for replacement requests in the context of asset preservation and ongoing renovation. We will learn about the overall process and share firsthand experiences in getting reserve for replacement requests approved. Alone with other questions & Answers

Project Based Rental Assistance Roundtable

Panelists will discuss conversion/post conversion experiences and field questions from the audience concerning operation in the Project Based Rental Assistance (PBRA) program. If you are looking to convert to PBRA, this roundtable is crucial to developing a plan of action for post conversion operations.

Maintenance

Full Day and half training on HVAC, A2L refrigerants, and Heat Pumps VS Gas. Will discuss Maintenance Best Practice. Discuss how to do troubleshooting for HVAC, Refrigerants, and Q/A for other maintenance issues. Have those questions ready and be prepared to discuss issues that we face every day.

Public Housing

Training Title: HOTMA Made Simple: What Every PHA Needs to Know

This one-day training breaks down the Housing Opportunity Through Modernization Act (HOTMA) into practical steps for Public Housing Authorities. Participants will gain a clear understanding of immediate and phased requirements, compliance deadlines, and best practices for implementation. This session simplifies complex rules into actionable guidance, ensuring agencies remain compliant and high performing.

Small Agency Forum

Monday Morning – What is AI and what is it not?

The goal of this session is to educate and inform on how AI works, where it excels, and where it lacks.  We will focus discussions and examples of housing and housing policies with examples of turn-key AI solutions that could benefit all housing agencies.

OBJECTIVES: 

  1. Understand the basics of Artificial Intelligences,
  2. Know how to interact with basic chat AI bots.
  3. Understand limitations and concerns of using AI.

Afternoon – IT Roundtable discussions with Examples:

Discussion based, live demonstrations with focused discussion on actual results with AI tools.

The goal of this session is to allow interaction and explore outcomes of AI interactions, to learn what AI could do for you.  Look at several prepared examples to encourage the conversation.

OBJECTIVES:  By the end of this session, you will feel more comfortable exploring AI-based solutions and how to engage with the most popular AI tools on the market.

Discrimination Challenges for Housing Authorities (Tuesday Morning)                                        

This session is all about Employment best practices.  Learn the importance of documentation and consistency to avoid any discrimination cases.  Also, you will hear about employment issues related to ADA/FMLA/PWFA and workers compensation and how to navigate these challenging laws within the workplace.  Lastly, you will hear about fair housing and ADA requirements that include addressing requests for service dogs and emotional support animals.
